Jeff Howell your property problems. This week: venting from bathrooms and slow-to-start shower pumps. Until recently, builders and plumbers might have got away with it, as long as the roof space was well ventilated.

It was quite normal to install fans like this venting into the loft space before all the insulation regulations came into effect.

Inline fans are another type of extractor fan which are installed in the loft space above the bathroom.

A length of ducting connects the fan to the bathroom. In line Mixed Flow Fan with run-on timer. Ceiling mounted grille finished in brilliant white. Loft Mounted Extractor Fan Kit 4. Everything you need in one kit ~~.

Built-in adjustable run-on timer.

If you have the space, fit an in-line fan in your void or loft space as this area . The extractor fan in our bathroom (1st floor flat) drips in cold weather. Lagging the duct pipe up in the loft. Mold will be in evidence shortly in the loft (attic), as we go into warmer weather.

Though you may want to invest in some sound dampening mounting fixtures to minimise any noise.

In these cases, fitting an extractor fan is an effective way to reduce condensation. An extractor fan can ensure that rooms remain mould and mildew free. Air should be vented all the way to the outside, because it would serve no purpose if the moist air is vented into the loft.

According to the Building Code, extracted air must . This is the shower where the extractor fan is to be fitted. Cladding is also going to be fitted to the ceiling and so we need to plan where the fan will be fixed and then we can cut away the tiled area for the fan. Have the roof checked for leaks and repair them as required.

Inspect any plumbing pipework in the loft for leaks. An inline fan is installed in the loft or ceiling void above the bathroom (or kitchen etc).

No need to worry about bathroom zones as the fan is mounted outside of all zones.
